The first one is you need to avoid the costly time and expense of listing it through the MLS with an agent. Especially if it’s distressed, you’ve got to sell it quickly, so that is not usually a good option.
Two, make it pretty. I understand you may not have much of a budget, but clean it up. Do the best that you can, so it’s presentable.
Third, you need to disclose. Disclose everything. You don’t want lawsuits coming back to. So, if there’s major problems with the home, it needs to be disclosed.
Fourth, you want to find the right buyer. There’s not as many buyers for distressed properties as there are for pretty turnkey homes. Usually, you’ll have to deal with a real estate investor, a local home buyer, such as our company, Core Real Estate Properties.
You need to be flexible, meaning maybe have a backup plan in case you can’t sell it. Maybe you can rent it.
So, also at the same time, you need to be patient. You may not sell it one day, one week. You need to have patience, wait a month or two.
Next thing is know the value. Be realistic. It is a distressed home. Most likely it needs repairs, major renovations, so you’ve got to be realistic on what the house is worth so you could sell it quickly.
Make sure all the paperwork is done right, whether that’s hiring an attorney or dealing with a professional home buying company.
And the last thing is, don’t appear too desperate. Understand that you do have a distress. You’re in a need and a situation where you have to sell. But don’t be too eager.
