Hi, Christian Fautz here at Core Real Estate Solutions. So I’m inside one of our most recent fix and flip properties here in Southeast Cape Coral. I’m here today, we’re just inspecting some final touches for the painter to come back and cabinet guy to finish up a few things before we close next week. So this property, we ended up not even putting it on the market, on the MLS system. We found a direct cash buyer who’s going to be closing, like I said, one week from today.
So I just want to walk you through some of the remodeling work that we did here. You’ll see this house is nice and open and very spacious. Before the kitchen over here it was closed in. There was a non-load-bearing wall over here that we just removed. And you can see we’re able to create this really nice large island with an overhang. All new kitchen cabinets here, Shaker style, new stainless steel appliances, and this beautiful granite countertop over here. And as you can see, we’ve put all new luxury vinyl planking.
And over here you’re going into the master suite area, which is nice. It has a two large closets, a beautiful kitchen with a double sink you’ll see. So in here we updated the shower, put new tile flooring down and carry the same luxury granite in this bathroom vanity. And then out here you have your own sliding glass to the pool area, which is nice. One of the features I like about the layout of this house is that there’s so many accesses with the sliding pocket doors out to the pool area.
So now I’m going to take you into the second living room area, which probably I would use as a family room. This is where I would have my TV, have my comfy couch in here. So another nice large living space over here. So we also updated a lot of the lighting, new ceiling fans. And then over here you have one guest bedroom and down over this area there’s a second guest bedroom. I like that the two bedrooms are on the other side of the house and the master has its own privacy over there. Got another great closet space in here. And then we redid this pool bathroom and we carried the same luxury granite into this bathroom as well.
So one thing I really love about this house is all the glass sliders that all lead out to the beautiful pool area. So here we’re in the family room or living room where it takes you out to your private lanai area, screened in pool, and you have your own privacy fence, which we put up. A nice privacy fence. And you still got a nice backyard back there. So if you have kids or you have pets, they’ve got plenty of room to run and play.
